You’ve finally bought that lovely moun tain chalet in the Alps or that bijou apartment in central London or Paris. You’ve had the most wonderful time and now the mightmare begins! You’re home and you worry! How are you going to find a plumber to fix that minor but annoying leak in the bathroom? The spagetti tangle of wires in the bedroom just wont do! And what can you possibly do about a break-in? or a leaky pipe? Or even a hole in the roof?!!!!
And what are you going to do about the various people who keep asking if they can stay? What happens if they break something, or leave the taps running and ow can you check on them from a distance?
Worry no more – we are here to make all that possible!
What We Do
When we bought our house in France we discovered the hard way that you need a really good neighbour to keep an eye on things for you. We were lucky some of our friends who bought in other villages weren’t quite so lucky and so we started to “help out”. Over the years we have evolved into a “proper service” and so now we are “going public”. Here’s what we can do:
Tenancy: If you want to turn your holiday home into a source of income:
Find short term tenants when your house is empty
We will advertise your home on the net free of charge. We will advertise in appropriate newspapers and magazines at your cost with your consent
We will Hold a Booking calendar for you if you wish and handle the reservations and deposit moneys for you.
If you wish we will handle the payment rentals for you and remit them to your account minus our fees.
Check them in and check them out
With your help and approval we will make up a full inventory of the contents of the property. We will also take photographs and make up an “insurer’s docket” in case of loss, theft or damage.
We will also make up a “Book of the House” containing instructions, “do’s and donts” and also recommendations so that guests are confident that they can use and not abuse your equipment.
We will check in your guests and show them round the property, go through the arrival checklist and inventory with them and make sure that any “fragiles and do not touch” items are pointed out to them
Hold their deposit and take the rent
Check for damage and deduct repair costs from the deposit
At the end of the tenancy we will “check out” the clients and check the apartment against the inventory. We will also check the phone bill and (if required) the electricity and gas. Feedback if any will be transmitted to you and any damage can be dealt with
CRISIS MANAGEMENT
In the event of a crisis (plumbing leak, no hot water, illness &c) we will send a representative round to assess the situation and inform you by phone. If action needs to be taken we will take it on your instruction. (If you wish to give us the liverty to take action on your behalf without your instructions we will do so but only within your pre-set instructions and limits.
MAINTENANCE
Every property needs routine maintenance and if is So much nicer to arrive at a clean, warm place with beds freshly made and everything in working order! So we will undertake to:
Cleaning before and after tenants
Cleaning before and after your visits
Cleaning once weekly when house is occuppied
Running repairs and maintenance
Repairing minor damage from lettings
Replace broken items rom lettings
Ligthbulgs tap washers &c
All these services are arranged by us for you and are billed separately. We undertake to find reliable cleaners and qualified artisans but all the charges for their services are quoted to you first and then charged to you directly. We do NOT take commision from artisans and we do NOT take a percentage of any wages and fees paid. Our charges are entirely separate from any quoted 3rd party payments.
Supervision
Employ Qualified Artisans (plumbers builders electricians &c)
Consult with you and agree specifications for a job
Convey those specifications to appropriate artisans
Get a quote for the job
Hold the payment for the job in our excrow account
Supervise the job
Sign off on the completion of the job and pay the artisans as per your authorisation and instructions.
